Q:  Are you going to be buying my house or listing it on the MLS?
A:  That’s a great question. WE ARE NOT REALTORS AND WE DO NOT LIST HOUSES ON THE MLS.  We buy houses Dallas Fort Worth that meet the certain characteristics of what we are looking for. We buy old houses, new houses, ugly houses, pretty houses, and even houses with little or no equity.  When then either rehab the house and sell it in the retail market or we hold the property ourselves as a rental property for many years to come.

Q:  Is the price you offer me for my house going to be fair?

A:  When we make a CA$H offer it does have to be below market value so we can then sell it for a profit to another homeowner after we invest the time and money into rehabbing the home.  We do have large overhead and a sizeable risk so we cannot give you full market value if we do offer CA$H.  However, when we work with homeowner’s who want to owner finance their house we can give you a much higher price for your home if you are willing to wait and receive your equity in monthly payments over time. We can give you most of if not all of your equity using this strategy.  We like to use the lottery example.  Do you want a percentage of your money up front in a lump sum or would you like all of your money paid to you over time.  However, if you’re in foreclosure you likely don’t have equity… so we can often negotiate with the lender for a discount on the property. Ultimately, we will need to get a fair discount on the home so we will have room to make a profit when we decide to resell it.  The plus to the seller is, we quickly provide, very low hassle, all-cash offers… we can close within a few days, an we are very flexible on the terms of the sale. Q:  How is it exacatly that you come up with the price you chose to offer on my house?
A:  This is another very good question we get asked all the time and we would be glad to answer it for you.  Our formula for making offers is very simple. We look at a number of variables such as the location, the cost of repairs that will be needed, overall condition, as well as the values of comparable homes that have recently sold in close proximity to your property.  So, we have to take into consideration anything and everything that affects the value of the property and then come up with a fair price that works for us and works for you as well.  We can only make offers. You as the homeowner gets to make the final decision if it is a deal or not.

Q:  Will I have to pay any FEES or REALTOR COMISSIONS if I work with you?
A:  ABSOLUTELY NOT!!! There will be NO fees or realtor commissions if you decide to work with us.  We will just make you an offer, and if you think that offer will work… we will buy the house from you(and a lot of times we even pay the closing costs!).  No hassle. No fees.  We tend to earn our money after we pay for repairing the house (if repairs are needed of course) to fix it up so it’s nice and retail ready again… we then pay ourselves to market the house, and try to do our best to sell it for a profit (we will be taking all of the risk here on whether or not we can sell it for a profit) After we buy the house from you and close on the home… all of the responsibility is then ours and you are free to walk away without having any of the burden of making payments moving forward.

Q:  I’m a little confused…What is the difference between what you do and a real estate agent?  
A:  We get this question a lot.  I know it may be confusing but Real estate agents simply list properties for sale on the MLS and help homeowner’s sell them for just a  commission. Right now the average home is taking anywhere form 6-12 months to sell when listed with a real estate agent in most markets.   As you know, you pay a commission as a % of the sales price when you work with a real estate agent. Often times it’s 3-6% of the sales price (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent).  Agents are a great way to go if you as the homeowner are willing to wait 6-12 months in many cases to sell the property and you have room to pay the commission on the sale.  Our company actually does both.  We actually buy houses and the we sell them. We do not just simply list houses and try to help you sell them.  Being that we are actually going to be the ones buying the house from you, and paying all cash… we actually have the ability to close on your property and buy your house in just a matter of a few days (sometimes this can be done even the same day you contact us).  I must stress, that we get paid and make our living by taking the risk to buy the house with cash out of our own pocket, then we repair the house, and then pay to market it ourselves to find a buyer as an exit (which is not always an easy thing to do in this market).

Q:  Am I obligated to anything when I submit and send you my info?
A:  No not at all.  There is no obligation. Once we learn a little about your property, we then take a closer look, and maybe set up a time to call and speak with you to find out a little bit more, and then we procede to make you multiple offers on your property.  We will make you an all-cash offer as well as an owner finance offer for most of if not all of your remaining equity.  In some cases we will partner with you and pay for the rehab costs and split the equity in the property when the property is sold.  We want to make offers that are fair for you and fair for us. After that, it’s all up to you and all your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… It stress again it will be all your decision and we will give you as much time as you need to make that decision.
